Why Clients Choose Us

01

A Team Rooted in Real Estate Practice

With over 20 years on the ground across sales, rentals, and renovations, our members have seen every kind of deal. Spotting paperwork gaps, contractual risks, or the real quality behind a listing — that field-sharpened judgment is our foundation.

02

IT × Real Estate Under One Roof

We have engineers with backgrounds at major international IT firms. Replacing the 'paper-and-fax' habits that still define much of the industry is something we do from inside, not as outside observers.

03

Our Own Product as Proof

We build and operate TextPolish.ai, an AI writing assistant. We don't just claim technical capability — we put it in the hands of real users.

04

Attention Larger Firms Can't Offer

Clients that fall outside a listed company's sweet spot get our full attention. We believe in face-to-face relationships, one transaction at a time.

05

A Sales Network Across Southeast Asia

Singapore, Malaysia, Taiwan, Hong Kong — we've spent years building direct channels to high-net-worth investors across the region who want exposure to Japanese property, working alongside local agents and accounting firms. Sourcing, sales, and post-handover management are all handled from the Japan side.

002

Selling Japanese Property to Overseas Investors

Bringing Japanese real estate to investors across Southeast Asia.

Real estate in Tokyo and Sapporo has become an established asset class for high-net-worth investors across Southeast Asia. Public safety, a well-developed system of property registration and tenancy law, and a legal environment that makes long-term holding straightforward — from the perspective of investors in Singapore or Taiwan, Japan is a country where capital can simply sit and compound. Interest in Japanese real estate has expanded steadily in recent years.

But buying Japanese property from abroad is more complicated than most people expect. Registration, taxation, financing, property management — somewhere along that chain, the deal often stalls because of language and regulatory barriers. What we do is close that gap.

Acquire → Renovate → Sell Overseas

We source properties domestically, renovate them to match what overseas buyers are looking for, and sell through our network across Southeast Asia. The whole chain is handled in-house. Our sourcing is focused on Sapporo and Tokyo, where we evaluate each property on location and long-term value. Renovation work emphasizes the things international buyers consistently care about — cleanliness, updated fixtures, and a cohesive interior.

Our Client Base in Southeast Asia

The network we've built is referral-based and grounded in long-term relationships. Because leads come through trusted introductions, the serious-buyer ratio stays high, and deals tend to close.

How We Differ from Typical Cross-Border Brokers

01

One-Stop Execution

Sourcing, renovation, sales, and post-handover management all sit within one firm. Nothing gets lost in the handoff between vendors.

02

We Actually Own the Inventory

Rather than acting as pure brokers, we take properties onto our own books before selling. Information stays consistent, and decisions move quickly.

03

Built for Absentee Owners

Even when the buyer never sets foot in Japan, contracting, handover, and tenant management proceed without gaps. Our operations are designed for it.

04

Multilingual Support

English and Chinese contract documentation, and on-site support during negotiations in-region, are part of the standard package.

003

How the Process Works

Five steps, from sourcing to post-handover management.

STEP 01

Property Sourcing

We focus on Sapporo and Tokyo, looking in areas that overseas investors respond to. Location, building age, and long-term value are all weighed before we acquire.

STEP 02

Renovation Design

We plan the interior based on the intended buyer profile. Cleanliness, updated equipment, and a modern feel — the things HNW overseas buyers keep asking for — guide the design, balanced against cost.

STEP 03

Construction & QA

Our partner contractors handle the work. Schedule and quality are managed on our side, with our staff checking finishes and details on-site.

STEP 04

Overseas Sales

We sell through our Southeast Asia network. Local agents bring the buyer; we manage the negotiation, English and Chinese contract documentation, and payment logistics end-to-end.

STEP 05

Post-Handover Management

On behalf of the overseas owner, we handle leasing, tenant interactions, and routine property inspections. Holding a property in Japan from abroad becomes something you can actually do comfortably.
